The proposed PUD allows for up to 500 dwelling units and 30,000 square feet of commercial space.

Residential

The Conceptual Plan shows the likely Phase I consisting of:

  • 396 rental apartments
  • 1 & 2 bedroom formats
  • 3-story walk-up buildings
  • 30% of rental units would be deed restricted to local workforce (no income restrictions)
  • Phase II may be a variety of townhomes, apartments, single-family homes or ancillary commercial.
  • 15% of any for-sale units would be deed restricted to locals, including income restrictions

Commercial

The PUD also allows for limited commercial space along Highway 6 / Grand Avenue or Sylvan Lake Road

  • Up to 30,000 total square feet
    • Max 15,000 square feet on Sylvan Lake Road
  • Small local retail or commercial spaces
  • Designed to complement existing offerings

Projected Financial Benefits

Annual Revenues to Town of Eagle: $1,220,643 (at Stabilization – 2027)
One-time Fees to Town of Eagle: $8,355,573 (including $1,234,072 in Water Plant Improvement Fees)
Annual Revenues to Other Entities: $831,949
(Such as School District, Fire District, Ambulance District, Colorado Mountain College)
